With the technological advances in the industry over the past few years, it’s never been more important to showcase your home in the best light possible. Here at The Parrett Group, we don’t just believe that, we use it to our full advantage. Here’s how we do it…

Once upon a time, we’d snap a dozen quick pictures on a little camera that would fit in our pocket, upload them straight to the MLS, then never touch them again. At that time, it was sufficient because the industry didn’t offer anything better and the real estate websites of the day weren’t very robust. Once new sites emerged that allowed Buyers the ability to comb through thousands of images, we saw an opportunity to make our listings stand out. So we invested in a high-end DSLR camera, took a few classes on composing and editing, and began the process of uploading high resolution photography to those sites. Next up was diving into the world of video tours. We weren’t able to take as many classes on it because we were leading the charge. Even today, most agents and photographers won’t even attempt to provide this service. It wasn’t long before we noticed that our listings were selling faster… and for more money than similar homes. Even though our photography was better than most and our videos were cutting edge, we knew the quality could be even better. That’s why we set out to find a professional who could provide both services and raise the bar at the same time. That search proved much harder that we anticipated because we weren’t finding anyone who could deliver the quality we required. That is… until we found R. Middendorf Media.

Rodney Middendorf’s experience with real estate photography and his background of working in local television news made him the perfect candidate for our need to produce stills and video. After working together on a few listings and having conversations about what we ultimately want our products to look like, we realized we were a perfect match. We committed to only use his services on our listings and he committed to an exclusive agreement of Grove City, Ohio for The Parrett Group. We felt that it was important for our clients to have a Parrett Group/Middendorf advantage over any listing they were competing against. It’s nice to be able to sit in a client’s living room and tell them with full confidence: “Your house is going to look like this… and your neighbor, who just listed with Agent X, well they won’t have that opportunity.” They say a picture is worth 1000 words and our goal is to make sure all of them are flattering.

We don’t do this just to make the internet a more beautiful place… we do it to give our listings a leg up on the competition. Buyers used to go to open houses and schedule private tours to weed out the good from the bad and then decide what to buy. Today, they’re weeding out the good from the bad by what they see online. When they schedule an actual showing, they’re already on to the second step and deciding whether or not they’re going to buy your home. If they don’t like your pictures, they probably won’t come to your house to make that decision. And did we mention that when they know a home is marketed well, they’re more likely to offer a higher price too? We’ve seen the results firsthand. At one point, Parrett Group listings had the highest sales price and/or sale price per sq. ft. in 7 different neighborhoods over a 6 month period. That’s not a coincidence. Better marketing nets more money for our Sellers.

But we’re not just going to sit back rest on our laurels. We have a vision of what all real estate listings should look like and we’re not going to stop until we get there.
